Commercial premises
Commercial cleaning in Manchester and Salford.
Office and premises cleaning for office managers, facilities managers, managing agents and business owners who need the standard to hold without supervision.

Working premises
A clean building is part of how the business is judged.
Clients, candidates and staff read a reception area long before anyone speaks. Finessa is set up for the people answerable for that impression — office managers, facilities managers, managing agents and owners — with one written specification and a schedule that does not depend on goodwill.
We are deliberately straightforward to deal with: a written scope, a named contact, agreed hours, and a review that happens on a schedule rather than only when something has gone wrong. A contract can start with one floor and grow with the building.
Who this is for
The people accountable for the building.
Office managers and PAs
A single arrangement that covers the everyday presentation of an office without adding to an already full list.
Facilities managers
Scheduled cleaning that fits an existing maintenance regime, with clear reporting and no surprises on site.
Landlords and managing agents
Communal areas, vacant units and changeover cleans kept to a consistent standard across a portfolio.
Professional practices
Solicitors, accountants, architects and clinics where confidentiality, timing and a quiet presence all matter.
Studios and showrooms
Presentation cleaning for spaces that are photographed, filmed or shown to clients, including glass and display surfaces.
Businesses in growth
Premises that have outgrown an informal arrangement and need something documented, consistent and easy to scale.
Scope
What a commercial clean covers.
Periodic work — carpet cleaning, hard floor restoration, internal glazing and deep cleans of kitchens and washrooms — is quoted separately so that the regular contract stays clear.

Quality management
How the standard holds between visits.
A cleaning contract is only as good as the week it is having. The specification is written down, the standard is checked against it on a cycle we agree with you, and anything that falls short is logged and corrected rather than raised at the next renewal.
A specification per site
Every area, its frequency and the method used, agreed in writing before the first visit and revised whenever the building or its use changes.
One named contact
A single person accountable for the contract, reachable directly, with an agreed route for anything urgent outside working hours.
Scheduled quality checks
We agree how often the work is inspected and by whom — our check, yours, or both. Findings are recorded, dated and closed out, so a recurring miss is visible rather than anecdotal.
Simple reporting
A short regular summary of what was completed, what changed and what needs your decision — no dashboard to learn and no jargon to decode.
On site, attendance is at the agreed time, signing in is followed, work stays within the agreed areas, and the building is left secure. Product data sheets, method statements and risk assessments can be prepared for your site file, and we work to your inductions, permits and out-of-hours arrangements.
Arrangements
Built around how the building is used.
Out of hours
Early morning, evening or weekend visits so that the building is ready before the first arrival and undisturbed during the day.
Daytime housekeeping
A visible presence through the working day for washrooms, kitchens, meeting rooms and reception, on a fixed pattern.
Flexible frequency
Daily, several times a week, weekly or periodic. Schedules can be adjusted as occupancy or requirements change.
Tailored contracts
Scope, hours, frequency and reporting set out in writing as a rolling contract, with pricing that reflects the specification rather than a rate per hour.

The building is cleaned to a document, not to an opinion.
Mobilisation
Four steps to a working contract.
Site visit
We walk the premises with you, look at the finishes and the pressure points, and understand how the building is used.
Written specification
You receive a scope of work, a schedule, the hours proposed and a price for the specification as described.
Trial period
A first period of cleaning to the agreed specification, with a review at the end so that anything missed can be corrected.
Contract and review
The arrangement continues with a named contact, agreed reporting and a review at intervals you choose.
Questions
For facilities and office teams.
How quickly can you carry out a site visit?
We will agree a date for the visit when we reply. Following the visit we will confirm a written specification and price, and agree a start date around your access arrangements.
Can you work around our staff and clients?
Yes. Cleaning can be scheduled outside core business hours to minimise disruption. Where a daytime presence is needed, we agree in advance which areas to leave until they are free.
What happens if someone is unwell or on leave?
Cover is agreed as part of the schedule, and we tell you as early as possible when an arrangement changes so that you are never discovering it on the day.
Do you provide consumables?
Washroom consumables, liners and hand soap can be included in the contract or supplied by you. It is set out in the specification so there is no ambiguity.
How is pricing structured?
Pricing follows the specification: the areas, the frequency, the hours and the periodic work included. It is quoted as a fixed price for the scope rather than an open hourly rate.
Enquiries
Arrange a site survey.
We take on new contracts through the year, from a single office to a managed building. Tell us about the premises and how they are used, and we will arrange a visit and come back with a specification you can compare against what you have now.
