Developers & housebuilders

Builders' cleans, sparkle cleans and plot handovers for developers.

Construction cleaning programmed around your handover dates: builders' cleans, post-construction detail, final sparkle cleans, show home presentation and phased plot handovers across Greater Manchester, Cheshire and the North West.

Construction cleaning

A cleaning programme that moves with the build.

On a live site, dates move. Trades run over, snagging continues, and handover dates rarely stay where they were first put. Cleaning has to be planned around that reality rather than against it.

We work plot by plot and phase by phase, with a scope agreed in advance for each stage of the build. Site managers get a named contact, a checklist per property and a finish that stands up to a purchaser's first walk-through.

Services

Every stage between first fix and final handover.

01First clean

Builders' clean

The initial clean once trades have finished: plaster and paint residues, construction dust from every surface, protective films and labelling, and debris cleared from rooms and circulation areas.

02Second stage

Post-construction detail clean

The detail that follows snagging: window frames and tracks, sills, sockets and switches, vents, skirtings, door furniture, and the inside of cupboards, units and appliances.

03Before handover

Final sparkle clean

The presentation clean: glazing and mirrors, sanitaryware, worktops, paintwork and floors, finished room by room and checked against a signed schedule before the keys are released.

04Ongoing

Show home and marketing suite

Regular presentation cleaning for viewings and photography, including furniture, styling surfaces, glass and entrance areas, scheduled around appointment times.

05Plot by plot

New-build plot handovers

Individual properties cleaned to a set standard with a checklist per plot, timed to the handover date and coordinated directly with the site manager.

06Phased

Communal areas and site facilities

Stair cores, lobbies, bin stores, lift interiors, sales offices and welfare areas, cleaned to an agreed schedule as phases are completed and occupied.

Phased programme

One programme, from first fix to an occupied phase.

Cleaning on a live site is not a single visit. Each stage removes what the previous trades leave behind, and the scope is agreed stage by stage so that nothing is priced twice or missed.

First fix complete

Services in, before plastering

Trade debris, packaging and protective films cleared so that the following trades are working from a clean surface.

Plaster and second fix

After plastering, before decoration

Plaster splashes, dust from ledges, reveals and sills, and residue around sockets, radiators and fitted joinery.

Snagging and finishing

As the snagging list closes

Detail clean of window frames and tracks, door furniture, kitchen internals, appliances and sanitaryware.

Pre-handover sparkle

Immediately before completion

Final presentation clean of glazing, mirrors, paintwork, worktops and floors, checked room by room against a signed schedule.

Handover and aftercare

Completion day and the days that follow

Touch-up cleans after purchaser visits, late trades or move-in preparation, arranged plot by plot as keys are released.

Marketing suite

Throughout the sales period

Regular presentation cleaning for viewings and photography, scheduled around appointment times.

Site surveys

A quotation built from the site, not from a rate card.

We visit the development, look at the specification and finishes, and price the stages you actually need. Four details are enough to arrange a survey and hold a date.

  • The development location and site access
  • The number of plots and the house types
  • The stage each phase has reached
  • The handover dates you are working to

Working on site

What we need, and what you get.

Cleaning waste and packaging generated by our own works is removed. Construction waste and skips remain the responsibility of the principal contractor unless separately agreed.

From site

  • A named site contact and the current programme
  • Site induction, permits and access arrangements
  • Water, power and a designated waste point
  • Reasonable notice of date changes and phased handovers

From Finessa

  • A written scope for each cleaning stage
  • A completed checklist for each plot
  • Out-of-hours working where the programme requires it
  • One contact for scheduling, snagging re-visits and invoicing

Process

From site survey to signed handover.

01

Site survey

We visit the development, look at the specification and finishes, and understand the programme and phasing.

02

Written scope and programme

You receive the stages covered, the labour and hours proposed, the dates we can hold and a fixed price for the work described.

03

Mobilisation

Inductions are completed, equipment and access are arranged, and the first plots are scheduled against the build programme.

04

Handover review

Each plot is checked against the schedule with you or your site manager, and a re-visit is arranged where snagging or later trades require it.

A purchaser should not be able to tell where the build stopped and the cleaning began.

Handover

The last clean before the first impression.

A purchaser walks into a finished home once. We clean to that moment: every surface, frame, fitting and floor, checked against a written schedule and signed off before the keys are handed over.

Questions

For site and procurement teams.

What is the difference between a builders' clean and a sparkle clean?

A builders' clean is the heavy first clean after construction: dust, residues, films and debris. A sparkle clean is the final presentation clean before handover or photography, once snagging and later trades are finished. Most developments need both, at different points in the programme.

How much notice do you need to mobilise?

We will agree a date for the survey when we reply. The lead time for the first clean depends on the size of the phase and the access arrangements; tell us the handover date and we will confirm what can be held.

Can you work plot by plot as properties complete?

Yes. Phased handovers are normal, and we schedule individual plots rather than requiring a whole phase to be finished before we start.

Do you work evenings and weekends?

Yes. Final cleans and show home preparation are often done out of hours so that viewings, photography or handover appointments are not disturbed.

Can you clean occupied developments and communal areas?

Yes. Once a phase is occupied we can continue with stair cores, lobbies, bin stores and lift interiors on an agreed schedule.

How is developer work priced and invoiced?

A fixed price is agreed for the scope and stages described. Invoicing can be raised per plot, per phase or per visit, whichever suits your finance team.

What documentation can you provide for our site file?

Method statements, risk assessments and product data sheets can be prepared for the development, and we work to your inductions, permits and sign-in arrangements. Where a procurement process needs something we do not yet hold, we will say so rather than assume it.

Do you work with housebuilders as well as main contractors?

Yes. We are set up to work directly with developers, housebuilders, main contractors and site managers, whether that is a single plot, one phase or a rolling programme across several sites.
